Tenant Introduction Package


The Tenant Introduction Package covers all the activities necessary to find new tenants and create a tenancy.

The core Tenant Introduction Package includes the following activities as standard:
  • Initial rent assessment
  • Advise on any improvements which may increase rental value
  • Advise on gas, electrical & furniture safety
  • Advice about tenancy deposit protection schemes
  • Take colour photographs of the property
  • Marketing and advertising
  • Install 'To Let' board outside property (no cost option)
  • Screen prospective tenants prior to property viewings
  • Accompanied viewing
  • Tenant & guarantor referencing
  • Preparing a tenancy agreement
  • Collect the advanced rent & Security Deposit
  • Hand-over keys on move-in day
  • Transfer balance of advanced rent to landlord's nominated account at start of tenancy
  • Transfer Security Deposit to landlord for landlord to place in an approved tenancy deposit protection scheme
  • Create standing order for future rent payments
  • Notify council and water company of new tenancy
  • Advise on the transfer of other utility accounts
  • Issue Section 21 Notice under Housing Act 1988 (no cost option)

Tenant Introduction Plus


The Tenant Introduction Plus Package covers all the activities necessary to find new tenants and create a tenancy, as well as providing floor-plans as part of the marketing material and a detailed Inventory & Schedule of Condition for the property at the start of the tenancy.

An Inventory & Schedule of Condition, or a Check-In report, are important documents as they provide an accurate description of the property at the beginning of the tenancy and are likely to be required if the landlord wishes to use the adjudication process provided by the tenancy deposit protection schemes.

The Tenant Introduction Plus Package includes all the activities in the Tenant Introduction Package, and adds:
  • Floor plans
  • Inventory & Schedule of Condition
Other activities are available as optional extras with the Tenant Introduction Plus Package. These include:
  • Arrange professional cleaning prior to move-in day
  • Arrange gas safety certificate (CP12)
  • Attend property on move-in day

Letting & Finance Package


The Letting & Finance Package covers all the activities necessary to find new tenants and create a tenancy, as well as providing a rent collection service and placing the Security Deposit in an approved tenancy deposit protection scheme at the start of the tenancy.  The Letting & Finance Package also includes the administration associated with returning the Security Deposit to the out-going tenants at the end of the tenancy but it does not cover agreeing the amount of dilapidations with the tenants.

The Letting & Finance Package includes all the activities in the Tenant Introduction Package, and adds:
  • Rent collection throughout the tenancy
  • Serving of legal notices (as required) during the tenancy
  • Placement of Security Depsoit within an approved tenancy deposit protection scheme
  • Security Deposit reconsiliation at the end of the tenancy

Other activities are available as optional extras with the Letting & Finance Package. These include:
  • Arrange professional cleaning prior to move-in day
  • Arrange gas safety certificate (CP12)
