Tenant Finding Service
For finding a new tenant, our fee would be 90% of the first month’s rent, paid at the start of the tenancy.
Our Tenant Finding service includes the following activities:
1. Marketing the property
2. Accompanied viewings
3. Negotiating offers on your behalf
4. Referencing potential tenants
Our Tenant Finding service includes the Tenancy Agreement at no additional cost:

Tenant & Property Management Service
For finding a new tenant and managing the property, our fee would be 35% of the first month’s rent (paid at the start of the tenancy) plus a monthly management fee of 12% (paid monthly in advance)
Our management service includes:
1. Marketing the property
2. Accompanied viewings
3. Negotiating offers on your behalf
4. Referencing potential tenants
5. A check-in meeting at the property
6. Collecting the rent, paying the balance to the landlord and accounting for any deductions
7. Arranging standard repairs (up to £450 per incident)
8. Mid- Tenancy inspections
9. Negotiating rent increases
10. Handling the security deposit
11. Ensuring the gas safety and energy performance certificates are up to date.
Our Tenant & Property Management Service includes the Tenancy Agreement, Check-In Report and Check-Out Report at no additional cost:
Standard repair work, including the annual gas safety check and energy performance certificate, is charged to the landlord at cost. No mark-up is applied and no commission is received from the supplier.
Non-standard repair work and repairs over £449 are subject to an arrangement fee of 10% of the total invoice value.
If we our managing the property, we require a maintenance reserve of £500. Any maintenance will be paid from this reserve, and then deducted from the next rental payment

Taking Over and Existing Tenancy
For taking over an existing tenancy and managing the property, our fee would be 12% of the first month’s rent (paid when the tenancy was transferred) plus a monthly management fee of 12% (paid monthly in advance).
