Making an Offer
If you would like to make an offer for a property phone us during office hours or email the following information to enquiries@becketsproperty.co.uk:
1. Full names of everybody over the age of 18 who will be living at the property.
2. The email address of at least one person.
3. The Date when you would like your tenancy to start. This is subject to approval by the landlord.
Referencing
Each applicant will be asked to supply a number of personal documents as part of the referencing process. The specific documents will depend on your individual circumstances, and additional or alternative documents may be requested. Full details will be given in the Offer Letter. We normally request:
From all applicants
1. Completed Tenancy Application Form (we will send you a copy of this form)
2. Confirmation of your Identity (copy of your passport)
3. Official document showing your current / most recent permanent address (UK or abroad)
4. Current Account Bank Statements (UK accounts only) for the last four months
From applicants who are renting or have rented in the last three years:
5. Reference from your current / most recent landlord / property owner / halls
6. Official document showing your rent payments (bank statements or rent book)
7. Copies of recent council tax and utility bills
From applicants who are employed or have been employed in the last three years:
8. Current Employment Reference
9. Payslips for the last four months
From applicants who are full or part-time students:
10. Official document showing your student status
From applicants who are self-employed or a company director:
11. A letter from your accountant and/or a recent tax return.
From applicants who are paying the rent from their savings
12. Confirmation of funds and/or a letter from your accountant.
Timescales
You should complete and return the Application Form within two days, and send all the other documents within five days, of the Offer Letter being sent to you. In some cases other timescales may be agreed in writing depending on when you wish to move.
Guarantors
Some applicants (like students, new arrivals to the United Kingdom and those with relatively low income) may be required to provide a Guarantor who lives in the UK. If guarantors are required, they will be jointly and individually liable under the terms of a Deed of Guarantee linked to the tenancy agreement.
All proposed Guarantors are asked to send us:
1. Copy of photo / personal details page of their passport
2. An official document showing their permanent address
3. An official document showing their ownership of a property in the UK
4. Official documents showing income or savings sufficient to support your tenancy
Guarantors should complete and return the Guarantor Form and send all the other documents within five days of the Offer Letter being sent to them. In some cases other timescales may be agreed in writing.
Payments
Before your tenancy can begin you must pay the advance rent, security deposit and all fees in full. Some applicants may be asked to pay additional rent in advance, especially those unable to provide a suitable guarantor.
Council Tax, TV License & Utility Bills
Tenants are responsible for all utility bills including gas, electricity, water, telephone, cable & internet services, the TV license and council tax unless clearly stated otherwise in writing.
Type of Tenancy
All tenancies will be joint tenancies between all the adults named on the Holding Deposit Request and/or Offer Letter with each tenant jointly and individually liable, unless clearly stated otherwise in writing.
Information About Permitted payments
This information is valid for all tenancies starting or being renewed on or after 1st June 2019
1. Holding Deposit equivalent to one week's rent.
This is to reserve a property while reference checks are being undertaken.
The Holding Deposit will become part of the first month's rent if the tenancy goes ahead.
The Holding Deposit will be returned if the landlord is not able to proceed with the letting.
The Holding Deposit will not be returned if any relevant person (including any guarantor) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within the Deadline for Agreements, which will be mutually agreed in writing.
2. Security Deposit equivalent to five weeks' rent.
This covers damages or defaults on the part of the tenant during the tenancy.
3. Unpaid rent
Interest at 3% above the Bank of England Base Rate from Rent Due Date until be charged on any non-payment of rent. This will not come into effect until the rent is more than 14 days in arrears, however it will backed to the date the rent was due to be paid on.
4. Lost Key(s) or other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s), such as electronic entry cards. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
5. Variation of Contract at the Tenant's Request
Tenants will be required to pay £50 for each agreed variation to cover the costs associated with discussing the change with the landlord as well as the preparation and execution of any documents that are required.
6. Change of Sharer at the Tenant's Request
Any Tenant who would like to be replaced during a tenancy will be required to pay £50 per replacement to cover the costs associated with discussing the change with the landlord as well as the preparation and execution of any documents that are required. A change of Tenant is subject to approval by the landlord, provision of satisfactory references, the successful completion of Right to Rent checks and the signing of agreements by the outgoing and incoming tenants.
7. Early Termination at the Tenant's Request
If the Tenants wish to end their Tenancy early, they will be required to pay all rent due under the tenancy agreement until the start date of a replacement tenancy and the reasonable costs incurred by the Landlord in re-letting the property. The total amount payable by the Tenants will be no more than the maximum amount of rent outstanding on the tenancy.
